Prepare the whole home

Complete cleaning and editing before styling details.

Remove visual clutter, personal photographs, sensitive documents, medications, excess décor, trash cans, cleaning supplies, cords, and temporary storage.
Clean windows, mirrors, floors, trim, fixtures, appliances, vents, glass, and reflective surfaces.
Replace failed bulbs, match light color where practical, open or align window coverings, and remove anything visible in reflections.

Work room by room

Show function and space without stripping away all warmth.

Exterior and entry: clear vehicles, hoses, bins, tools, delivery items, cobwebs, dead plants, and seasonal clutter.
Kitchen, living, and dining: clear counters, sinks, refrigerator clutter, excess chairs, remotes, wires, and personal collections.
Bedrooms and bathrooms: simplify bedding, nightstands, toiletries, towels, hampers, scales, and bath products.
Office, closets, and garage: remove confidential material, reduce visible storage, define work areas, and keep pathways clear.
Patio and yard: arrange furniture, clean cooking areas, remove toys and tools, and prepare pool or water features safely.

Protect privacy, valuables, and pets

Photography and showings create access that must be planned.

Secure valuables, keys, mail, financial records, identification, prescriptions, weapons, and devices.
Remove pet food, litter, beds, toys, and waste where practical; arrange safe pet removal or containment.
Tell the brokerage about cameras, alarms, gates, access limitations, or occupant needs.
Do not record or monitor private showing conversations when the seller is not a participating party. Disable audio recording during showings unless qualified legal guidance confirms that the proposed use is lawful.

Photography-day checklist

Finish the property before the appointment window.

Complete the full reset, confirm vehicles and pets are removed, turn on agreed lighting, align window coverings, check reflections, and set a comfortable temperature.
Do not leave repair work, cleaners, landscapers, deliveries, or personal packing activity in progress during photography.

Showing-day and 15-minute reset

Keep one repeatable sequence ready.

Minutes 0–3: make beds, collect laundry, and remove personal items.
Minutes 3–6: clear kitchen counters, put away dishes, and clear the refrigerator exterior.
Minutes 6–9: clear bathroom counters, put away toiletries, and straighten towels.
Minutes 9–12: remove pet items, empty visible trash, and check temperature and odor.
Minutes 12–15: align window coverings, turn on agreed lights, secure valuables and documents, verify access, and complete a final walkthrough.
Maintain a small reset kit outside the main living spaces so supplies do not reappear in photographs or tours.
