Use a practical launch timeline

Work backward from photography and the intended market date.

  • Four to six weeks before launch: hold the consultation, set strategy, begin disclosure review, make major repair decisions, request bids, and gather property records.
  • Two to three weeks before launch: complete repairs, packing, decluttering, furniture editing, and exterior work.
  • One week before photography: deep clean, stage, finish each room, replace failed bulbs, correct small hardware issues, clean windows, and finish landscaping.
  • Forty-eight hours before photography: complete the final reset, move vehicles, arrange pets, check the exterior, clean windows and reflective surfaces, and confirm access.
  • During launch and showings: use a daily reset, protect security, review feedback patterns, prepare to compare offers, and revisit pricing or presentation at planned checkpoints.

Start with condition and priorities

Complete work that improves confidence or presentation without defaulting to unnecessary projects.

  • Review visible condition, deferred maintenance, safety items, known defects, disclosures, likely buyer concerns, timing, and budget.
  • Separate must-address repairs from presentation improvements and projects unlikely to return their cost.
  • Collect permits, warranties, surveys, receipts, association information, utility details, and other property records that may be needed.
  • Begin applicable seller disclosures early rather than waiting for an offer. Confirm whether the property requires the Texas Seller’s Disclosure Notice and any other property-specific notices.
  • For most housing built before 1978, federal lead-based-paint information and disclosures must be provided before the buyer becomes obligated under the contract.

Edit the whole home

Create clear function, comfortable circulation, and clean visual lines.

  • Declutter, depersonalize, reduce furniture, organize visible storage, remove excess countertop items, and pack what is not needed during the listing.
  • Deep clean floors, trim, fixtures, glass, appliances, windows, vents, and overlooked edges.
  • Replace failed bulbs, balance color temperature, repair obvious hardware issues, and address odors at the source.

Use a room-by-room plan

Give each space a clear purpose.

  • Entry and exterior: clean the approach, trim landscaping, repair visible damage, clear walkways, and make the front door inviting.
  • Kitchen and living areas: clear work surfaces, edit décor, conceal cords, align furniture, and emphasize usable space.
  • Bedrooms and bathrooms: simplify bedding and surfaces, reduce toiletries, clean grout and glass, and make storage feel orderly.
  • Office, closets, garage, patio, and yard: define function, remove overflow, secure private items, and show usable capacity.

Prepare photography and launch

The property should be complete before the camera arrives.

  • Finalize cleaning, staging, exterior work, light bulbs, window coverings, vehicles, pet arrangements, and access before photography.
  • Review disclosures, showing instructions, security precautions, launch timing, marketing facts, and the plan for collecting feedback.
  • Digitally altered or virtually staged images should be clearly identified where required, should not conceal known defects or misrepresent permanent property features, and must follow applicable MLS and advertising rules.
  • Document seller priorities, preferred timing, possession or leaseback needs, estimated net proceeds, and how competing offers will be compared.

Maintain showing readiness

Use a repeatable reset rather than starting over each time.

  • Make beds, clear sinks and counters, open or align coverings, turn on agreed lights, empty visible trash, secure valuables and documents, manage pets, and check temperature and odor.
  • Tell the brokerage about cameras, smart devices, doorbells, and monitoring systems. Do not record or monitor private showing conversations when the seller is not a participating party. Disable audio recording during showings unless qualified legal guidance confirms that the proposed use is lawful.
  • Review feedback for patterns while avoiding a major strategy change based on one isolated comment.
