The take-area is generally the land between the private rear property line and the lake pool. That land is owned by the City of Dallas and leased to the City of Rowlett, which may sublease it to qualifying adjoining owners.

A resident who wants to improve the take-area must first have the required sublease before permits can be issued. When a lakefront home is sold, the new owner must execute a new sublease to obtain rights to the take-area.
