Remote search works best when decision criteria are explicit.

  • Define non-negotiables, preferences, budget, timing, home type, condition tolerance, location needs, commute, and circumstances that would require an in-person visit.

  • Review exterior, street and adjacent context, entry sequence, room flow, room scale, storage, windows, views, light, sound, odors when reported, visible maintenance, systems, drainage, and areas omitted from marketing.
  • Ask the person touring to pause, revisit details, open permitted storage, and compare observations with the listing rather than rushing.

Coordinate contract and due diligence

Remote execution does not reduce the need for verification.

  • Use secure signing and wire-verification practices; coordinate earnest money and option delivery promptly.
  • Schedule general and specialist inspections, attend remotely when possible, review reports and follow-up evaluations, and identify conditions that warrant an in-person visit.
  • Track appraisal, financing, insurance, title, survey, contract deadlines, and final-walkthrough options. Decide who will attend the final walkthrough, whether live video and dated photographs will be used, what will be checked, and how a new issue will be communicated.

Prepare remote closing and move-in

Confirm the mechanics early.

  • Determine early whether the closing parties permit or require in-person closing, remote online notarization, mail-away closing, a mobile notary, or another approved method; verify identification, notarization, funds, and document timing.
  • Do not assume a power of attorney will be acceptable. Obtain advance approval from the lender and closing parties before relying on one.
  • Plan who receives keys, how possession is confirmed, when utilities activate, who can respond to an immediate property problem, and how movers or service providers obtain authorized access.
